Hi Folks, thinking of investing just south of Highland Park Historic District but north of Black street, the property cashflows but just.

Be cautious going too far west of I95 after you are north of 112, those are historically underserved neighborhoods and while they are slowly gentrifying, they are not likely to appreciate as well as the areas I mentioned.

I also have invested on the north side of the city in Albany Park and Irving Park neighborhoods because I was comfortable with them after having lived there back in grad school. 

We've been working on new construction development in the city of Chicago (North and NW side mainly) since 2020 and may be able to shed some light on the process from start to finish.
