Its amazing how dark it is when the air is thick with smoke.

One time I used 1/4 thick drywall on top of the plaster, it came out pretty good with a smooth finish (aka level 5 finish) Of course you can remove the plaster, but it’s not always needed. 

I will add that I have worked alongside him for other clients since 2015 and I am very impressed with how vast his knowledge is about the construction process, his attention to detail, his professionalism in dealing with me, his thick skin, network of trades and ambition.

At the top, I guess what would be the header there is thick metal screening.

What thickness do you recommend for durability?

It is on 85 acres of rolling hills, pastures, and thick woods, separated from the city in it's own world. 

just think of off shore scammers that do the IRS stuff  and any number of other scams these guys can hook up.. like the guys from India or Bangladesh that claim to be IRS officers with a super thick accent but a name of Jim Smith  LOL.. 

On the other hand, if you cave to this tenant, and the next tenant, and the next tenant, you will never build up the "thick skin" that is required to be a successful landlord--and you'll be stuck in a never-ending cycle of stress and needlessly refunded deposits......not to mention the fact that (as others mentioned), you'll be producing more and more entitled, deadbeat tenants who think they can get away with property damage, lease violations, drug use, and extortion...those deadbeat tenants then go on to hurt other landlords, PMs, neighbors, community members, police officers, or anyone else who has to deal with their childish behavior. 

Would a thick carpet with a very thick pad help?
