Maintain open communication with tenants and encourage them to report any suspicious activity or safety concerns.

To be suspicious about it, it does give them lots more work to bill  --- i don't know.

Also know that as a self-managing newbie you'll be "suspicious" to the market. 

Just makes me a little suspicious.  

I am not sure if the FHA program would become suspicious if you were trying to get a new one every year or two.

The IRS is suspicious of refinances right before a sale and 1031. 

I also looked up that company online and they aren't listed anywhere at all.I hate to feel so suspicious, but something is shady and I think she might be making up stories... probably including these showings that are simply never panning out.

A lot of tenants are suspicious of landlords (understandably in Cleveland I think, a lot of tenants get treated terribly) and don't want to seem like a problem or don't want me in their house.

But it is definitely suspicious that it’s fallen out of contract twice due to the inspection and the seller doesn’t want you to perform another. 

I also like to compare vote totals/post totals to time on BP total; I might be more suspicious of a very high post count from someone who is relatively brand new vs. something from someone like @Steve Vaughan or @Joe Splitrock. 5.
