I then also prorate the last month based on the days of occupancy, and it is all spelled out in the lease.If we are within a few days (generally less than a week) then I won't prorate- say they move in on the 3rd, I just charge one month's rent each month, then the last month they move out on the 3rd and don't owe anything for that month since they prepaid up front if that makes sense.

If she chooses to break the lease there is generally a consequence in the form of 1 to 2 months rent (this should be spelled out in your lease).

Doesn't spell this out but from research I believe it defaults to a month-to-month in the state of PA.

My best advice is to go through your lease, and make sure it's clearly spelled out what you will do, and what your tenant is suppose to do.

The house is 100 years and original electrical..and found some foundation issues...all windows except one are sealed shut...for your safety she told me today...I was like really now...the house it made of that lighternot..not sure of spelling there.. but has joked that if it were to ever catch on fire to run...I by no means want to cause trouble , just feels so unfair ,knowing I've got craniotomy (brain surgery in a few weeks) so why make me move if house was took down off market at all...idk..just very aggravating ordeal...I know all that is not her problem but never dreamed she would do this...she's been one pushing me to go thru with it and now it's at point where I have to..can't put it off...but thank you for the advice.

You should also have a written agreement to spell out what is allowed, who will do it, who pays for it, deadline for completion, and what happens to the improvements after the lease ends.

I always tell them to pay attention to language, try not to be arrogant or thin skinned, and to practice what they preach or they may end up looking like a hypocrit later on.When you're telling them to pay attention to language, you might want to remind them that hypocrite is spelled with an "e" on the end.This is the third time I've had to point this out to you...ATTENTION TO DETAIL!
