That's one of the reasons for the sharp increase in LLPA's (loan level price adjustments) as well as the jack in investor rates.DSCR (debt service coverage ratio) lending, on the other hand, is experiencing exponential growth.

If she is sharp or she is using an attorney, then that probably won’t work and she will come back asking for an interest rate, but it is nice to try for no interest and sometimes it works which is awesome when it does.

It involves finding off-market properties (so I wouldn't even consider MLS if you're looking to start out wholesaling), attending a lot of meetings and networking and getting a sharp sense of how to evaluate properties and their issues and ideally being able to close on a property whether you can find an end buyer or not.
