There are other DSCR lenders who require 6 months seasoning / waiting period from the last transaction. 75% LTV is a better rate compared to 80% which will increase the rate and make it harder to reach a DSCR 1 ratio.

Hi there,Pretty new to REI as well.Things I've done to gain knowledge:-Listen to BP podcast-Read RE books-Enrolled in a RE course (I take an exam in a few months to obtain my license)-Look at listings throughout the day in states I've been eye-ing-Analyze potential deals by plugging numbers in a spreadsheet (to calculate what ROI will be first year, second year, etc) -Been reaching out to seasoned RE investors-Saving more $ to increase capitalGood luck to us!

.- Consistency: In neighborhoods like Northwest and Northeast San Antonio, long-term rentals can offer consistent demand due to local schools and businesses.Short-Term Rentals:- Higher Potential Income: You can charge more per night, especially during peak tourist seasons.- Flexibility: If you want to use the property yourself occasionally, you have that option.- More Work: Managing a short-term rental requires more effort with frequent guest turnover and maintaining high standards for reviews.As for platforms, Airbnb is popular, but you might also consider VRBO or Booking.com for short-term rentals.
