I would have PM take pictures of the 'dirty' house and compare them to pics of house when tenant moved in (or purchased if this is first tenant).

I see the 1.75% rolled into the loan and also a "PMI, MIP, Funding Fee" of 1.75% that I would  have to come up at closing... that's what I'm referring and seems like a double charge.Here is a pic, does it seem normal?

Just today I found myself taking pics and sending it to a contractor telling him what needs to be fixed as the job was not good.Finally, the time factor.

@Jason VandermarkI would post a 24hr notice on the door then enter the next day, take pics and maybe depending on what you observe make a police report for abandonment and change the locks to cover yourself.
