I think ACH is the best option, tied directly to property management software for tracking.

Tenants use ACH, Zelle (supported by all the major banks) or they deposit directly into my bank account.

Given where technology is today there's no reason not to do this online.Things like a direct ACH or using some of the services others have cited in this thread allows you to set up something automated - the number 1 reason for late payment is simply "I forgot" and you can eliminate this easily.DM me if you want some more options!
