IRA - To keep or not to keep

I have both a traditional Ira and a Roth IRA. I'm trying to decide if I should roll them into a self directed Ira or a solo 401k or even taking the hit, paying the taxes and pulling it all out. The reason is to invest in real estate. The problem is that in a traditional or Roth IRA I have no control of the assets. Even with a self directed Ira the assets are in the hands of a custodian. If I pull it out, yes I will take a hit but have full control over investing and the assets are not with a custodian. I welcome your thoughts.
