Assumptions and negative sidetracks, aside, deals down within legal limits and with proper disclosures provide great integrity in business... something I love to see in action.

Other banks have "account inactivity fees" that they will charge if there are no transactions over a period of time.The solution - actually using an accounting system.  

@Mike Cumbie I used beenverified.com and all of the numbers are inactive, we still are unable to reach the owner.  

But remember the more experience likely the higher the billing rate will be so it will require some judgement to assess who meets your needs best.On a related theme you might ask for a name of some of this person's clients that are also engaged in activities similar to yours, or at least some general background on these clients if names are not to be revealed.You might ask your attorney or banker or insurance agent (if you have one or more) for a referral.

Benefits to me:  gaining experience from veteran investor, learning from doing/putting education in action, increasing investor network, exposure to deals, etc.Please send me a message if interested. 

@Isaiah Payne , Sorry  for the inactivity I've been quite busy outside of the Internet.

The only thing that is illegal which will fall under FRAUD BY INDUCEMENT is if I claimed to be a licensed agent, which I never did and never will until I do eventually get my RE Licenses.I agree that I made a few mistakes with this deal by not having a Plan B & C, but as of right now, Plan A is still in action and can still work out for me, I have until July 15th to close on the property.

@George Despotopoulos  I am a NMLS registered and state licensed mortgage banker. ( in active currently) ... so I have more than a passing knowledge of this stuff...

Just have to see a couple of these in action and completed to get my confidence up. 

Do not be lulled into inaction by a sense that there are not problems now so why not wait.
