I got my first property under contract!
I know it doesn't mean much until you get the check in hand, but I did get my very first property under contract today!
I've been soaking in the advice that members of BP has provided me. I've connected with other local RE Agents, and have been trying a bit harder to market myself and as of today I have my first property under contract and I want to thank everyone of BP who has provided me with the essential tools to getting to this point. I still have a lot to learn, and more deals to come, but nothing is going to beat the excitement of the FIRST deal!
Hopefully all goes well, and I can update you all that everything went smoothly!

@Isaiah Payne , Sorry for the inactivity I've been quite busy outside of the Internet. There is plenty of guides, and great advice on the BP forums! The thing is, I could write you out a full step-by-step guide, but in my opinion the best way to learn is to dive straight in. A lot of the knowledge I gained on getting my first property under contract came from BP, and Flipman. If you don't know who Flipman is he has TONS of video guides on YouTube. Anything you need to know about Wholesaling/Getting your first property under contract would be answered on his channel, and the great thing about him is if you are confused on ANYTHING he said in his video or have further questions for him he has a cell phone number you can Call or Text. :) Hope this helps, and once again I do apologize for being inactive lately. @George Moehlenhoff , Okay, so the deal did technically work out - but it went south very quick. I should have done more research on the area that the house was located in. The home sat close to the river, and was notorious for flooding the basement quite often, causing a lot of property damage some of which was never fixed. It wasn't until I brought my cash buyer to view the property that it was brought to my attention. I ended up closing on the deal, but did not make even close to what I anticipated on making. Lesson learned to say the least.
