If you are in a state where eviction cost is high and it is tenant friendly you may need a higher credit score to offset default risk and eviction cost.If you are in a landlord friendly state where it is easier to get non paying tenants out you may be able to handle more none payment risk.  

I’d hate to see you walk away from that high an income and regret it.

High credit scores and low DTI are often required…and these take much longer than I first thought…Navy might take 45 days to get through the gauntlet.  

I highly recommend a book called Foreclosures Unlocked by Matthew Tortoriello and Kevin Shippee.  

cash flow is still fine with the high rates.

This is highly lender-specific; there are no universal guidelines for DSCR loans like there are for GSE/Govvy loans.

It was high rent, low entry point area but within 6 months I dealt with an eviction and electrical issues.
