Have the tenants (or you) call the city, health dept, fire dept, P&Z, let the address the violations and contact him for repairs.

For a restaurant the lease should be specific as to drains kept clear, operable toilets, cleaned grease traps, health code issues pertaining to the RE, etc.

Fixing this is going to depend on how bad the affected area is.If there's just some mold spots on a bathroom ceiling, you can kill the mold with some vinegar, or bleach/borax.Bigger mold defects (like deep penetration) might cost you significantly more.If I was in this situation, I'll first get a friend out who knows what he/she is doing for input, then maybe start getting quotes from mold specialists.And you do want to do this as soon as possible - you're right this could affect your health and that of your loved ones

I have this dilemma right now, I have a rental in a nice middle class neighborhood, a 4/2 home, (Oak Park close to Berkley for the michiganders), probably can get $1,500 - $1,600 a month for rent, we are replacing the cabinets, granite and putting stainless steel appliances, the connection is for electric but have thought about putting a gas burner instead of electric, would you think it would be a good idea to turn it to gas?

There is some situation in their life that is creating motivation (health issues, financial problems, job loss, death in the family, divorce, etc.) that results in the desire to sell their house quickly for cash without making repairs...

I was out for about a year from late 2009 due to health reasons.
