While I'm ok with our situation, I would certainly be happier with fixed rate loans (assuming I got a reasonable rate) but those were not available to us.Because I have health issues, I'm actually much more worried about catching this virus than I am about my investments :(

After you find one good contractor you can get referrals from them that is another great way.Of course, word of mouth is the best as @Kyle Curtin had mentioned from other investors, if you can get them to share their contractors.Attend local REIA meetings and seek out contractors and as always get referrals and always check those references.  

So even with my lower gross sales I am a much, much happier dude.

Depending on where you live, there will always be a waiting list.G) Remember, the best advertising is word of mouth and referrals.

It was a rocky start for our first deal, but I couldn't be happier with how things went, learned a ton along the way about the legal system/process, and would do it all over again for the same outcome.Funny thing about my now-evicted tenant:  he got evicted from his last place 2 days before signing my lease, which explains why it didn't show up on the background check at the time.

That post you shared was super interesting, my main take away is that these guys are legit, just had some struggles with their sales process and it left some sensitive people with a bad taste in their mouth. 

Well...This is not some magic product or course or strategy...This is honestly and simply JUST pure logic, common sense and intelligence to  not follow the other 95% of people on BP that fail.Everyone has a big mouth claiming they are the expert and that what they do works..
