Just go to the local RE forums, there are deals everywhere.

Also would love any advice on other way to get experience with the long term goal of building a RE portfolio.

ha ha true--- Loophole is just a more fun word to use and used by my CPA- I think it draws more attention than "IRA Rules" thats just too boring :)

That said, I can't stop her from taking the advice of another family member who has been very successful in RE.

As a RE investor myself, the first one is always the most challenging...

1) LTV - seller doesn't want to you claim at last minute that you didn't get approved for a 10% NOO loan, so can't close and you want your EMD refunded.2) PMC Holds EMD - PMC needs to be a licensed RE broker to do this.
