You can always forgo the title insurance to save a grand or two if you are purchasing in cash....just be aware of the risk in doing so.

They charge a very low fee to list, however I just recently discovered they started charging a .5% Commissions when you sell, which isn't that much in the grand scheme of things.

Maintenance on bigger homes like this is a BIGGER expense than normal.Larger roofs, crazy roof lines, multiple HVAC's, grande sized pool equipment, property tax increases.Plus ongoing asset maintenance costs, such as mold forming in a veranda ceiling that needs to be removed and repainted, etc...That out of the way, if there are not a lot of takers for this place, could you do an OWC, or a Lowball.What I mean is there any scenario where you could step up to the plate on your own and buy it?

Now sometimes you can hold them up for a few grand for your troubles but then your not going to have a good relationship going forward with that trustee and there are only a handful of trustee's so if your actually in the bizz like I was IE one of the top 5 buyers in the Portland Metro area this is not a good position to take from that stand point.What George is alluding to and this is CA law is that the lender when they are withing cant recall if its 3 or 5 days of the sale they do not have to accept reinstatement but you always have the right to pay in full..
