Even if they were already late on payments they could stop making payments and get the loan paid off that way.

I've heard more lenders having issues lately with this "dual layer", even though the standard family trust and its individual settlors are usually the same for liability, credit, and tax purposes. 

I was actually born and raised in Dallas Texas and I use to work section 8 housing back in the late 80's.  

Here lately, I started refinancing some of the homes whose loans were coming due and taking money out. 

I’m still not entirely sure if I am too late to qualify for the 2 out of 5 rule because I would only be able to sell by the end of the year realistically, not September when I moved.

I just need to know is there any type of private lenders who specialize in much larger transactions with having windows on time of finish which I estimated at around 2 years.
