In my most recent project in Arizona, I took out walls to make an open concept kitchen/dining/living room and installed high-end granite & fixtures because that's what the market dictates.

How's the shopping and dining?

Take away all the zeros and it's really just an elegant example of motivated lenders sellers and buyers finding a way within the tax code to work together to accomplish their needs 

Living, dining, and kitchen are plaster.

I got the estimate for karndean (vinyl flooring) for my dining/ living room along with kitchen, foyer and bathrooms.

Turned formal dinning room into a bedroom because this market area is not a formal dining room market.

It was originally a 3 bedroom house but I remodeled the dining room into a fourth bedroom (which I reside in).

There is 4 bathrooms, common kitchen living and dining room and laundry room.

So, make some coffee and the three of you sit at the dining room table, and create a solution that is the least complicated.
