@Russell Brazil thanks for the advice, I believe it could be good to have diverse kinds of properties in your portfolio but this would be my first buy, I’m not sure if it’s a good idea to start with luxury condos.

It's economically diverse, affordable, there is a fair amount of inventory and selection, it's large, the evictions are shorter than many states, etc.I am looking at properties in the 50k-80k range.

@Joey Allison I’m young and naive to risk, so I say buy as much cash flowing real estate you can with safe leverage, value add opportunities in stable markets that are unlikely to be hit hard by a recession (diverse labor market, NOT a coast).

It's small enough to be able to travel from one side to the other in about 30 minutes, but still big enough to enjoy a level of anonymity that anyone who's ever lived in a small town would appreciate.There is a very diverse employment base here, including WPAFB, medical, biotech, defense manufacturing, and Amazon is opening a facility here soon - just to name a few.
