^^^^This, and I’ll add you need to have a thesis for why an area will not only appreciate but appreciate enough to cover both losses and opportunity cost (I.E. stocks and bonds return money as well) I think too many people get caught fighting the last battle both in counting on a level of appreciation that was a historic anomaly & betting on markets that have already had their huge run, the most likely winners of the last market are likely to be quite different than the winners of this bull market.

Hey Donna,Verify bed/bath count and square footage with the other rental listings that appear, but the median rent should provide a rough estimate of rent per unit.

My lender said that we could count 75% of the rental income towards income towards my debt to income ratio.However, I recently came across a 41 unit property near my home town where the numbers may make sense.

I'd be happy to look at the construction numbers. partnerships are tough, it's better to be transactional with both people happy with initial terms and not counting on a sale. we do partnerships like this in COLUMBUS OHIO and miami florida and I'd be happy to help advise. how much experience does the GC have with new builds?
