HI Cody, If you have any realtor friends in the area, you could ask them what are the CMA within your neighborhood (or talk to your neighbors) what they have done.For my property, we had spoken to an appraiser recently for refinancing, and he said we already had most basic things you could already have in the area (granite counter top, new appliances etc. it was a new construction) However, we added ceiling fans in master bed + living room, adding back splash, change dining room/kitchen fixture.

I did all the remodeling myself ( tiled showers, vinyl plank, kitchen backsplash, simple but attractive landscape, paint, new stairs, cheap but nice looking kitchen counters, faucets etc.

The place is really in perfectly adequate condition, but our plan is to go in and take it to the next level... replacing carpets with wood plank tiles, installing glass tile backsplash , staining kitchen cabinets dark and adding satin nickel pulls, adding stainless appliances, a dishwasher, disposal, built in microwave, resurfacing countertops...

I don't think it is the selling point it may have been if you have the kitchen otherwise appointed... and we always do backsplashes in the kitchen and half tiled bathroom walls.
