Questions about renovation's

I am looking at doing some renovations on a third floor apt. Nothing too complicated, but I want to know what stands out most to new tenants. Are granite counter tops a must, and what's a good flooring type? Also, what should I be looking at to spend?

Completely impossible to answer with the information you have given.  So much depends on the area and the type of area you are in.  Best way to find out is to look at other homes for rent in the area your home is.  That will tell you what tenants expect and at what rental price that level of renovation will bring.
