Thanks for those kind shout outs @Gino Barbaro and @Benjamin Aaker, ya know @Gabe Capoferri another middle ground kind of approach might be worth exploring as well. 

As you all know, getting a phone call in the middle of the night from a tenant with no heat or water leaking is a nightmare most do not want.  

Having more fun than I had by far at his age and not as focused as I was (probably the difference between upper middle class and lower middle/lower class).  

You might be able to find a happy middle ground with your neighbor until you can find the 15% to buy the home.

This particular investor used to be my middle school English teacher, and wanted to do a deal that would pay him every month so that he knew he and his family would be taken care of even if something were to happen to him.

Maybe SF handles it differently than the East Bay cities.
