I am not saying blindly start doing something without any research and education.

All the advantages you claim to have are actually going to cause you to crash.The very worst thing that can happen to many people is they win the lotto because when they get a lump of money in their hand like they never had before they don't know whether to 'poop or go blind' as my parents would always say.Example.

It is best not to go into your first investment blindly. 

Maybe you listened to a podcast with the title "Here is how a 2 year old got 3000 deals only making 10 cold calls", and that inspired you to drop all logic intelligence and common sense and you blindly adapted this as "truth". 

You are just blindly shooting in the dark hoping a motivated seller responds.

I don't want my excitement to blind me and no matter how many posts I read I cant tell if its a good thing or bad thing.

I think you're blinded by the finish line, and overlooking the life sucking and financial bleeding you'll suffer through to try to get it there.
