Syndication vs REIT

If I were to establish a REIT, does that fall under FINRA, SEC, or other regulation? Is syndication a way around regulation? How do these two approaches compare?

Matt a REIT costs major bucks to get going.

For most investors a syndicate on a per property basis is the way to go as the sponsor. Eventually if you build enough of a base you might go to set up a blind fund where you already have the money to deploy versus a subscription model on a per deal basis.
