As long as the appraisal comes in at $205,000 or higher, it's transparent to the seller (they net $200,000).The difference to you is instead of paying 25% of $200,000 ($50,000) plus $5,000 in closing costs $55,000 total... you pay 25% of $205,000 or $51,250 saving yourself $3,750 in cash.On higher priced properties it's not such a big deal... but on properties in the $60 - $80k range where you're closing costs are upwards of 25% or more of your down payment it can swing things.
