Part of our appeal in the community and amongst the residents and their families is they get to see me active and around (I dont have to be there every day - if I was there one or 2 days a week part of the day that would suffice enough but I like being there at times - will like being there more once I get my office fixed up in view out basement of the facility my office now sucks so I like to work from home a lot)For example something as simple as changing up how we order food and where we get it and who orders it has saved us approximately $1500-2+k a month roughly (feeding roughly 30-34 people 3 meals a day + snacks).

If you aren't in the title business you wouldn't understand what I'm talking about but suffice to say that reviewing and interpreting contracts and coordinating a purchase and sale transaction between buyers, sellers, lender, agents, HOA, condo, lienholders, etc. is not a simple process.Eliminate title insurance and the discounts go bye bye plus I would go back to charging hourly rates on every file I'm involved with.

I personally don't like negative cash flow properties when occupied unless if you see massive appreciation within the next few years and if you have sufficent reserves to weather a storm if it comes.
