A 4+ bedroom will be great so they can rent the rooms to other college students in the area.

Here's another idea, though...consider student housing.

I bet these guys are Pace Morbid students and are shot gunning all over the US.. the big red flag is the statement  ( we will return the property in the same condition or good condition) that is just plain not true if the deal turtles up you will get a home that has been a rental and probably needs  a full rehab.. 

Anybody have suggestions on how to effectively manage student rentals remotely? 

I'm a 19-year-old college student, but luckily enough I have an LLC already and have saved a good chunk of capital from my business to start investing.

I would say our tenants so far have been a mix between students and local families.
