Student Rentals -Suggestions on Managing Remotely?

Anybody have suggestions on how to effectively manage student rentals remotely?  I have a local property management company which is not great, I still have to do most of the work myself.  I asked my insurance company for referrals for maintenance, monthly cleaning (keeping eyes on the property) --I would continue that.   Has anyone used a system with students, like they get a discount or gift card if they collect rent or get other students to sign leases?  The rent is only collected twice per year - 1st semester and 2nd semester. The properties are in a good location, so no problem getting students.  I'm just tired of paying a property manager and basically doing all the work myself. Would love people's thoughts and experience.
