Some tenants are still not okay having strangers coming in (which is understandable IMO) so we’ve been using a few different methods: virtual showings (someone like your agent, the current owner, their PM, the listing agent or even the tenant FaceTimes you/Zooms you while they’re at the property), virtual 3D tours using a matterport camera, tenant takes a bunch of photos themselves, etc.

Why would I as an out-of-state stranger do better than locals who did this for a living?

Supply so low because homeowners do not want strangers walking in their home during COVID.

I also have a roommate (friend of mine) that I don't want to leave with a stranger.

I've had a lot of success attracting investors who were complete strangers simply because they were referred by a mutual acquaintance.

Same as if a stranger is in your house. 

@Jacob LappAsk your friends what they would have paid a stranger to provide the same help you have provided them.

Before you communicate any further with this "lender" (or any other strangers you meet on the internet) and even consider doing business with them (and certainly before you send them any of your hard earned money), read these posts and learn how to spot the scammers and fakes:-  Should I be worried about my DTI? 

Sounds way too messy, and likely 8 strangers are not going to all agree to part with money from a long lost relative.

Lesson learned, I wont divulge all my plans to a stranger next time.
