I also do a full mechanical inspection once or twice a year entering every room looking for ceiling stains and leaking water on pipe drains. 

Especially if you plan to purchase properties using government-backed funds; a few thousand dollars for a hit to your credit report, the "stain" of forbearance, and likely worse terms or making you more difficult to underwrite...just a stupid idea, man.

Additional issues that disappointed and surprised me - his team used my brand new stainless steel kitchen sink to wash their brushes, leaving paint and a haze in the new kitchen sink and a permanent rust stain ring from the paint can on my counter.

They are not in bad condition, few minor stains, few replaced spots, and a good amount of screw holes.
