I think the conclusion I’m coming to is that just owning real estate and no other investment, doesn’t mean you are improperly diversified.

Insist that realtor get specific and support his/her conclusions.  

We have to constantly communicate to make sure we don't exceed our budget- you must pay at conclusion of auction.

And it took me 15-16 months of trying to make it happen in multifamily to finally come to the conclusion that I essentially needed professional help.

I finally came to the conclusion that buying new offers piece of mind and the prices are so cheap you can't go wrong.  

IF SO, the 2nd step to this complete tactic is to make sure I'm there at the auction of that property, have financing on standyby and be the highest bidder for that property in which conclusively, will allow me to obtain a property at well below 50% FMV.

The conclusion could be that, while you might get a higher (or less low) return depending on the kind of property, your return will likely mainly be determined by what the market does as a whole.

My conclusion: The small quantity of Wake county courthouse sales will not lead to a material change in inventory, especially since a large percentage of property becomes 'held for investment' vs.

And as Jeremy alludes to, it is hard to escape the conclusion that the reason is that many of them don't want to actually do any work.
