Please, keep playing devils advocate with me -- I certainly am new, and although I've soaked up an immense amount of info, I have NOT SOAKED up an immense amount of EXPERIENCE and I want my initial "soak up" to be positive!!

Yes, have studied Lonni's books in and out...My risks are only if there is a huge repair that I didnt foresee or being stuck with it for awhile and soaking up the $400 lot rent until it sells.

I will let the attorneys and those who know first hand of these issues comment...Additionally, I would think the seller would not be interested in such a thing simply because they want to soak up as much of the property's "juices" before letting it go.But, perhaps I'm wrong...?

its never taken that long...as far as the flash cash some will let you get away with it and some wont you just have to go through trial and error with that as well,and you could also use a buyers POF=proof of funds,some buyers though wont allow u to do this since some wholesalers have been going around and making offers.etc for their purposes only instead of the buyers.Take Will's and Jscotts advice their veterans on here and wont lead u the wrong way..just as will stated he gets alot of his properties that way ,you would want to send him a request and soak up his knowledge.
