But PF overall the weather in PF is pretty moderate with 3 months of very hot weather so even that may not be worth it unless you have a 20-30 year holding period on the property.

I am trying to by our next place in the PF area but have had not luck so far.We have been making offers. 

And it is way closer to Manhattan.
