What do pending comps look like?

One thing I've seen them miss consistently though is calling the city and or county and asking about utility balances and any current or pending actions on the property address and parcel number. 

This leads me to the sheriffs auction...the problem I've had is there have been a few good houses go up to be auctioned, then a week or so prior to the in person auction the house will come off the auction site and show as "pending" on zillow.

It could be a buyer issue becuase it was only in pending status for about 7-10 days.

Likely a C-Corp but there are other structures you should consider pending on your situation.

When title is pulled the pending litigation will be discovered and there won't be a transfer of ownership until it's approved by the court, administrator, etc.

I think that property is pending.

We assumed when we discussed with our PM our desire to be kept in the loop with tenancy and repairs, that he would notify us of pending vacancies.

While looking for properties with the aid of Excalibur I experienced horrendous inspections twice (I won't even consider a property now that has prior pending sales that fell through) and also experienced MLS properties being scooped up right after listing, even beating out my full price offers.
