In B areas, homes will be modest but maintained, grass mowed, no cars up on cinder blocks, etc.After you've narrowed down your choices to your top one or two, just make the trip out to meet them.

This was my 1st, purchased & paid for rehab cash, no unexpected costs but scope of rehab changed, had a gc, did none of the work myself, got property manager involved before completion, looked at about 20 properties before choosing this one, if flipping I would have narrowed the scope & costs of rehab, cash flow $1100 month

It is a 3 bdm 2 ba but we can only rent the bottom floor for nightly rentals due to narrowness of the stairway (fire code) so we've been debating renting the whole house on a monthly basis instead.
