Hello everyone I’m a newbie in real estate investing what is a good way to get started I’ve been researching and wholesale seems like a good way to start. Anybody in Louisville or Southern Indiana have any experience in this market and wouldn’t mind sharing some tips? Especially paperwork, or at least how to get one done or how? Any feedback is great thank you.

before you start mailing letters, make sure you have the educational piece done first. You need to know how to run comps and how to estimate rehab cost for an accurate ARV. once you have that, build your list and start sending letters. Ways to find deals are numerous but the easiest and cheapest is Driving for Dollars and Door knocking. You can find sample Direct Mail letter online. Also learn and understand how Assignable Purchase Agreements work. Good Luck!
