In any case, I thing your investment are pretty solid and should earn you something between a decent return all the way to a spectacular return depending on the local economic situation.

Go to small local/regional banks NOT national ones.

I recommend checking local crime statistics on SpotCrime.

They could also call the local board of realtors and talk to the grievance or professional standards dept to file a complaint.

I'm a construction management consultant (so similar to engineering) and investor/agent in the Boston area so I get the need to want/need to stay local.

Networking, local meetups, door knocking, mailers, wholesalers, online forums specific to your area of interest.  

Find a deal that meets that criteria and talk to local hard money lenders. 

Need more information about local comps, the condition, and state of the market.
