A friend of mine in San Antonio had a similar situation.. she inherited a vague commercial lease and learned that the rules differ big-tiime from residential.

I'd also suggest self-managing your first property to maximize cash flow and learn by doing for any future investments.

The longer you wait, the better, even though there is no direct language in §1031 about doing a cash out refinance after the purchase.

My wife and I are looking into building a duplex on it.since I am still learning on investing in real estate.

I would check to make sure you have that language in the lease.
