If it is i am with @Greg Scott if you have vetted the contractor and they are licensed for what you are doing and you checked references then let the PM know you have selected someone else.

On your end you need to review and identify what the cause is specifically...if there's nothing in the lease to specifically point to then it's harder but I would still impress upon the tenant that he stops whatever is causing this or he moves out.

We currently do not have a home selected IF we were to sell but we are thinking the Lake Stevens/Snohomish or Cashmere/Peshastin area if possible.
