Excel tells me how much all of the regular things are (mortgage, insurance, etc), but the notebook is where I track everything for taxes and what I grab when I do my taxes (along with a file with all the receipts and copies of bills).

The worst case you would have to spend couple hundred or thousand extra over a regular move out rehab to clean up the extra stuff etc.

The dilemma i have is that I can’t decide if it makes more sense to embrace the c class identity this property gives the impression of, or put a lot more into the renovation, get better quality tenants and convert it to the B class property that the building (and the area) should/could be. 90% occupied, the yearly rental income is around 600k with 420k NOI.

It is a townhouse and the adjacent property (that previously had an identical interior layout and size) has gone through a renovation to expand the kitchen by approximately 100 sqft, and add a second bathroom.This adjacent property is currently renting for $300-400 more than what I believe I can rent my property for.
