I used to live in Charlotte, just out of curiosity what part of the city is this... is NoDa still the hot spot?

id say lock in written contracted deal with the landlord. if hesitates offer give him % of higher rent and 5 yr lease if its very good location. youll be fine if its hot spot in maine.

Here's why I love the area:- Tons of year-round tourist traffic (approximately 12m visitors annually)- Hardly any regulations - just register your property (cheap & easy) and pay your taxes - The area has been a tourist destination for decades and a huge part of their local economy is vacation rentals that long predate AirBNB/VRBO- Property remains more affordable than in most other vacation hot spots- Four mild seasons with limited exposure to severe weather- Fantastic ROI

It looks like the next hot spot. 

Although, there are lots of wholesale deals out there in DC, his hot spot but over priced for a good return on investment.

This would not be in what is considered a vacation hot spot, probably more geared to a business traveler.

Getting far around the board is tough and it is a hot spot for jail birds.Real life: I am fixing up an SFR buying a MFR and find it very tough to own properties in close proximity, no hotels on my properties as well lol.I enjoy this post, great game/topic.Happy Holidays.
