Greetings, Opportunistic Investors,

My name is Pearl, a licensed realtor in DC & MD for 20 + years working retail sales. I am connected with a couple of investors in my local market who have the financial means to buy, fix and flip and/or hold fast because of their 25 years of experience.  I help them find deals, however, I am looking to transition to the next level to wholesale, fix and flip myself.  I've bought so many courses over the years, studied and are on webinars at least a couple times a week. I find myself exhausted of not getting off the ground with my first deal.  I've done a few deals in the past using my own income and credit but that's not working in any more.  Like most, you have a dream to get started but getting it funded is the difficult part. I am looking for deals in DC & MD where I offer it to my investor for a finders fee, he buys it and I get to look over his shoulders step-by-step the process of completing my own.  Any ideas or help is welcome.

Welcome to BP!!!

Just jump in... I know, I know. You have heard this before, but I will put a slight twist on it. It sounds like you have a very cordial relationship with your investors. Are they willing to provide financing for buy and hold deals for you? I know that you are looking to break into the fix and flip world, but this option may provide even more contacts from contractors, investors, buyers, sellers, you name it. In addition, your personal investors will be pleased that they are getting a return on their money and will probably be even more inclined to show you the ropes. 

You are in the right place and you have a great connection of people here on BP! Jump in those forums, ask questions, listen to the podcasts, but do NOT get stuck in the analysis paralysis like many often do.
