If 4 people are going to live in a house, I would usually want at least 1,750 sq feet, and probably more like 2,000-2,250+ sq ft…the larger, the better.

In the Kansas City area, for a 3/1 house between about 900 to 1,500 square feet, built from the mid-1950s on up (so, some insulation installed), with existing ductwork, I can get a value-priced forced-air gas furnace and electric A/C installed for around $4k to $5k.
