@Nick Harringtonthank you for this. the numbers didn't work on that property but i just received another call from a direct mailing who also asked to me call their realtor. i had no clue this was illegal so good looking out. i do have someone coaching me and he called the realtor on this one with me and instructed me to go visit the other property with a realtor. he never mentioned that it was illegal.

All the other online training seminars/gurus that I've looked at failed to mention that wholesaling in Ohio without a realtors license is illegal if done the way they are instructing.

While there are some downsides, the new entrepreneur is usually much more interested in tax savings than they are in retirement plan contribution maximiziation and the like.For the future, I would recommend that you take real estate advice from your broker and talk to a CPA about taxes.
