After 13 great experiences in 3 units, I had 2 CNA tenants trash a unit in 3 months, left evidence of drug use, smoked in the unit, had an unapproved pet poop and pee on carpets and in the bed, damaged or stole several items and shorted me on the last month's rent.

Hope you're not using the old name.....I don't see an issue unless the guy murdered folks in there or ran drugs out of it, but even that should float away in the time you stated.What was the reputation you think is killing your deals?

And I think @David Bokman 's point is also on point that you shouldn't expect a lot of appreciation in this area.Like with any rental, tenant screening is crucial in this area because opioids and other drugs have hit the area hard.

Off the top of my head: a drug overdose, a death, walking in on an intruder (2x), catching an intruder on a surveillance camera, pipes freezing and then bursting in cold weather, local prostitutes frequenting my tenants, water line leak to fridge icemaker that destroys a kitchen floor, the list goes on.

I would go to their offices and talk with someone.you would be surprised .. the people they try to weed out are those convicted of financial crimes.I know a guy here in Oregon that was a convicted drug dealer and he still got his license you should though by all means be forthright and certainly not withhold any information .... if they catch you in a fib then your history. .just be upfront like your doing here on BP and I suspect its not going to be an issue for you.Good luck with it

@Jon Lanclos I rent STRs to contractors working at CVR Refining in Coffeyville Kansas.The most common thing I hear is every Monday morning when doing pre-employment drug screens for the refinery is "I wish I would have known about your furnished houses yesterday".
