Not sure if banks are starting to let back in "Piggy Back" loans (The craze during the run up where people were getting in with nothing down by taking out an 80% 1st and a 20% 2nd/HELOC) where you didn't need any, or very little, money at closing.  

My wife is a former teacher and is now a stay at home mom with our one child.

We had a child, she became a stay at home mom (thus no more income), and we want to purchase a few more. 

You can make sure you child has a good education by being supportive, in almost any school.

There were a few other issues with her as well, all stemming from her not being a rule-follower.Regarding the child staying there, that is different than someone 18 and over staying there I would think; a child can't establish residency or take over possession.

This recommendation sounds like advice someone might give when selling a house to a relative, like your child. 

I, too, have been contemplating about getting my real estate license only because I recently have a newborn child and would like to earn a little money on the side and use that commission for other investments while learning more about the market.Good luck with whatever decision you choose and I look forward to hearing other suggestions and pros and cons from other investors!

Let me explain -In January I had a freak gym accident - I've never been a gym goer but with the advent of my 2nd child I decided it was time to get healthy for my family, I was 315 pounds and really over weight so over the last 8 months I've lost 82 pounds but that's a story for another time.

My wife and I are expecting a second child.
