Do focus on making a fat list of properties, make a list of the UGLIEST houses on the block.

The higher ends are full houses or apts with amenitiesProperty is located within blocks of a Cal State University so rental demand may be consistentCOC ROI is fairly low, but I’m comfortable getting a ~5% return on my first deal if it means that this is a learning experience.

My concern is.. when I rent it will I be able to, since I’m the only house on the block, the block behind me has only a few homes being built.

I can't wait to see what happens to the $250k house on the block for HOA dues.

I'll then turn around and ask them if they have plans to sell or know anyone interested in selling on that block or elsewhere.

Bigger boxes look very enticing, then again there is some good economies of scale in our market to capture several buildings in a 5-10 block area and create great value there as well.

He had lived there for 30+ years and gave me a 15 minute dissertation on every home on the street (two blocks), who lived there, since when etc. 

The building is in a c-d neighborhood, although the street it is on is better than the other blocks due to less traffic. 

I want to BRRRR it(maybe holding off on repairs) but have hit some road blocks.
