It feel outside of my scope of my business model.A few suggestions:- List on CHBO corporatehousingbyowner.com- target a niche market like students, travel nurses, flight crews (if you're anywhere near an airport), and construction teams- if you have 2 - 3 bedrooms, explore renting monthly by room - roomies.com and bungalow.com; you'd be surprised at how many people are on a budget and will roommate with strangers.

I also wouldn't be opposed to using a 203k loan to finance and renovate a multifamily to house hack and rent out (I know it's a lot more work and harder to achieve but I think the potential could definitely make it worth while, especially with the up coming changes going into effect soon).

@Kristjan Meitz would definitely target a 2-4 unit if possible.Challenge will be finding one at a price you can afford and that's in a decent area.Once she's accepted somewhere, check to see if the school has a placement assistance office.
