A Land Use Planner will be able to give you a lot of what you need.  

@Nik MoushonHi Nik, thanks for replying, I have worked with the city planner and the lot is properly zoned R2 residential for a density of 1.15-4 lots/acre.

I've already spoken with a planner and may bring him on board. 

At an event this week the planner from Los Angeles that is in charge of implement their housing programs said that the law was tightened to the actual walking distance.

The Larimer County Planner that was assigned to help me make sure my house was up-to-code said I could appeal it at a county meeting for a dispensation, but that is a guaranteed 12-18 month delay. 

@Emily Di DPI really should have sent you to talk to a planner since your issue is a planning issue, but in general I agree your 50x55 lots would be considered non-conforming and would not be allowed unless you went through a variance process. 

Most financial planners are only paid when clients pursue these kinds of investments, so they don't educate many people on alternative investments that self-directed IRAs allow.
